What types of units are being offered in Villages of Concord?
This is a summary of the units Mike Hawk Homes is offering in Villages
of Concord:
- Manors, which are ranch-style, detached condos on a basement, slab,
or crawlspace. Mike Hawk Homes is offering manors ranging in sizes
up to just over 2000 sq. ft. (first level) and starting in the low
$200,000’s.
- Villas, which are single-story duplexes ranging in size to over
1,600 sq. ft. Each unit is sold and deeded separately and can be put
on a slab, crawlspace, or basement. Villas start at around $185,000.
- Carriage Houses, which are fourplexes ranging in size from 1,000
to 1,400 sq. ft. Single and two-story units are available, and each
unit is sold and deeded separately. Carriage House units start at
around $150,000.
Will the condo units be available as rentals? Can I purchase
one for investment property?
No. The covenants and restrictions in place for the Villages of Concord
prevent any rentals. All units must be owner-occupied, and all residents
must be 50 years of age or older.
Who will be responsible for the maintenance of the condo units?
Owners will be responsible for maintaining the interior and exterior
of their unit and the area immediately surrounding their unit (within
3 feet). The association will be responsible for maintaining the common
areas, including snow removal and lawn care. There will be an irrigation
system installed throughout the complex.
Are pets allowed at the Villages?
The association will allow household domestic pets in units provided
they are not bred or maintained for commercial purposes. They will be
prohibited from the common areas unless accompanied by the owner and
restrained by a leash not longer than 6 feet. The owner will have to
provide for the immediate removal and disposal of all deposits made
by their pets! Other limitations, such as the size, number and type
of pet may be established by the association. No livestock or poultry
of any kind may be raised, bred or kept in any unit.
Can I reserve a homesite? If so, for how long? Is it the deposit
refundable? How much do I need to put down on the condo?
A $2,000 deposit will hold a homesite for 30 days. If the home is under
contract in 30 days, the deposit will be credited to the purchase price.
If you decide not to purchase a unit, $1,500 will be refunded to you.
Upon signing a contract with Mike Hawk Homes, a 10% downpayment is required.
The downpayment is nonrefundable once construction has begun on the
condo.
What will be in the clubhouse/activity center? Can I use it for
family events or parties?
The clubhouse/activity center will include a multi-purpose room with
a stone fireplace, a fitness center, kitchen, and front porch. There
will also be a swimming pool adjacent to the clubhouse
How large is the development overall?
Villages of Concord will be 72 units (when complete) on 17 acres of
land.
How long will it take to build a condo? When should I put my
current house up for sale?
Weather is always an unknown factor, but generally Manors or Villas
will take approximately 5 months to build.
